What leasing options are available?

We offer 6 - 15 month lease options.

What are your application requirements?

We check two years rental history, one year employment as well as verifying a minimum of three times the rental amount as income per month,  credit history, and conduct criminal background check.

How much is the security deposit?

$500- $3000; We partner with Rhino and offer Low-Cost Security Deposit Alternatives.

How much of the security deposit is refundable?

Any deposit held is applied to outstanding charges at move-out if not paid.

Is there an application fee?

Yes, application fees are $50.00 per person 18 years of age and older.

How can I pay my rent? What forms of payment are acceptable?

Our residents pay via their Resident Portal and do so by either check, debit, credit card or Money Gram.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

What fees/deposits are due upon applying? Moving in?

Application Fees, Administrative Fees, and Pet Fees if applicable.

Do I have to pay first & last month's rent?

First month yes, we do not collect last months at move in.

When is rent due?

Per the Lease agreement, Rent is due on the first of each month.

Is there a late fee for overdue payments? Is there a grace period?

Late fees apply to accounts on the 6th of the month, giving resident a 5 day grace period.

Is renter's insurance required?

Yes. Our residents must carry liability insurance with minimum coverage of $100,000.

Are utilities included?

No utilities are included with the rent.

What utilities are not included in the rent?

Residents pay Water/Sewer, Trash, Valet Trash, Pest Control and Insurance

What costs are not included in the rent?

Utilities, cable, etc.

What is the average cost for utilities each month?

Utility costs are based on usage and number of residents in each unit.

Are the apartments furnished? What is included?

We do not offer furnished apartments.

Are there any bed restrictions for the apartments?

We have restrictions against waterbeds.

Do you have items I can rent?

No Rentable items at this time

Are corporate rentals available?

Corporate rentals are not offered at this time.

Under what circumstance can a landlord terminate your lease?

A lease can be terminated for violating the contract.

What happens if I need to move out before my lease expires?

Our leases permit Early Lease Termination if a resident gives 60-day notice and pays an Early Lease Termination Fee. At such a time the lease is considered satisfied.

Are there any fees associated with moving in or moving out?

Cleaning Fees. Damages if applicable. Lease Break Fees if applicable.

Can the apartment be listed on AirBnB?

Subletting, or AirBnB, rentals are not permitted.

What are the occupancy limits?

Our standard occupancy limits are two heartbeats per bedroom.

Can the apartment be sublet?

Subletting, or AirBnB, rentals are not permitted.

How often is there a rent increase?

Rates are reviewed prior to all Lease expirations.

What are hours of the leasing office?

8:30 - 5:30 Monday - Friday. 10:00 - 5:00 on Saturdays. Sundays - Closed.

What are the hours of the clubhouse?

Same as Office Hours

What are the hours for the fitness center?


What are the hours for the pool?

9:00am - 10:00pm

What are the hours for the business center?

What property amenities are included?

Do you offer recycling?

Yes, we offer recycling.

Do you have free internet/WiFi?

Yes, in the Leasing Center and Business Center.

What internet service options are available?

XFinity is the internet provider in the market.

Do you have cable?

Cable options are available through independent providers.

Can I reserve your community room?

Yes. Residents can secure the Clubhouse for private functions.

Do you have package lockers/how do I get my packages?

We accept packages at the Leasing Center with a max hold time of 7 days.

Is storage included?

Storage is available In select units.

What are pool hours and seasonal availability?

9:00am - 10:00pm - Closed for the Winter.

I have a noise complaint. Who do I contact?

The Leasing Office.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Smoking is not permitted inside the apartments.

I need emergency maintenance. Who do I call?

The Leasing Office phones are forwarded to our 24 hour customer service hotline.

I have a non-emergency maintenance issue. Who do I contact?

The Leasing Office, or you can choose to put in a service request via the Resident Portal.

Do you allow pets? What is the pet policy?

Pets are allowed, but breed restrictions apply.

What is the parking situation?

Open Parking. Reserved Parking Offered for an additional monthly fee.

Is there a fee or permit required for parking?

Reserved Parking is $25.00 per month, if available.

Is parking assigned?

Only if you choose to have a reserved parking space.

What do I do if someone parks in my parking spot?

If you have a reserved parking spot, you may tow.

What is the policy for guest parking?

Open Parking. We ask that guests be considerate.

Are there building quiet hours?

We adhere to local ordinances.

What decorations or changes to the apartment are prohibited?

Use of oil based paint, permanent changes to structure.

Are there fees for using the communal spaces?

There is no communal space for rent at this time.

Can residents put personal grills on their balconies?

Yes, if kept covered, but when in use must be done so at a minimum of 25 feet from bldg.

Are there restrictions for what can be put on balconies or patios?

Yes. Patios must be kept neat. Only items intended for outside use are permitted.

What is the procedure for moving out?

Residents must give 60 day notice of intent to vacate, provide a forwarding address, and turn in keys on scheduled date.

Do we offer discounts for First Responders/Military Personnel?

Yes. First responders have their admin fees waived, and active military receive a 10% rental discount.

What Major Businesses are in the vicinity

Target, Wal-Mart, Tangier Outlets, Northwoods Mall, T-Mobile, AT&T. Our community is conveniently located to shopping and dining. We are also a short drive to Historic Downtown Charleston.

Do you accept Section 8 Vouchers?

We are happy to rent to anyone that meets our criteria.
